Mayor Wilda Diaz Welcomes Bridge Development Partners

– $180M Investment in Warehousing & Distribution

PERTH AMBOY – Mayor Wilda Diaz welcomes Bridge Development Partners, LLC to the City of Perth Amboy at the industrial groundbreaking ceremony held today to launch Phase 1 of Bridge Point ePort located at 960-1000 High Street.

The 100+ acre project, located on High Street at the Outerbridge Crossing was initially an environmentally challenged site developed by Viridian Partners, a Brownfield development company that invested $90M in partnership with Goldman Sachs in 2013, under the guidance of the Perth Amboy Redevelopment Agency.

According to Viridian Partners, Perth Amboy is ideally situated for the growing port industry as the expansion of the Panama Canal will progressively lessen demand for inland regional distribution centers and proportionately increase demand in the Port Market.

Bridge Development Partners, LLC will be investing $180 million for the construction of three warehousing and distribution facilities totaling 1,292,650 square feet, to be move-in-ready by August 2016. PREMIER Design + Build, LLC will lead construction of Bridge Point ePort.

“This venture marks an industrial revival in Perth Amboy.  The creation of local job opportunities and the realization of new ratables are the primary goals of establishing a sustainable project that will continue to carry Perth Amboy into a prosperous future,” said Wilda Diaz, Mayor and Perth Amboy Redevelopment Agency Chairperson.

“We are excited to have the opportunity to acquire such a large tract of land in one of the busiest markets in the country,” said Jeff Milanaik, principal at Bridge Development Partners. “The ability to construct 1.3 million square feet of distribution space on one property in such a mature market as New Jersey doesn’t come along every day.

The project represents one of a number of coalitions in the Diaz administration that has promoted the redevelopment of underutilized land with the objective of creating quality local jobs and improving the landscape of this historic community.

The site features approximately 1,700 linear feet of shoreline, rail access, air freight and a deep- cargo port on the Arthur Kill. The major shipping route within the Port of New York and New Jersey, and is identifiable as the largest port on the eastern seaboard and the third largest industrial port in America.

Bridge Point ePort will be located ½ mile from the Outerbridge Crossing and five miles from the New Jersey Turnpike. The location offers close proximity by rail and roadway access to Newark Airport and the Ports of Newark and Elizabeth.   The new industrial facility is centrally located among the 10 eastern states, between Maine to North Carolina that have formed an Offshore Wind Energy Consortium to promote the development of offshore wind energy generation.

“We look at this as an opportunity to grow businesses and communities in the Northeast and support distribution across the USA,” states PREMIER Executive Vice President Alec Zocher. “We gladly accept the challenge presented to us—to build an industrial center that meets the demands of top companies – the kind of companies that fuel the nation’s economy.”

Tenants who choose Bridge Point ePort will benefit from a large and engaged labor force in Perth Amboy and the surrounding region. Business advantages of the industrial center will provide perks such as reduction or elimination of certain duties from its location in a Foreign Trade Zone. Additionally, incentives are built into the Economic Redevelopment and Growth Program to help fund projects. The Grow New Jersey Program can help companies preserve and create jobs and expand operations. The site is also located within the Port Authority of NY/NJ’s Portfield Initiative and the City’s Urban Enterprise Zone.

Business tenants will be able to expand in one of three facilities:

• Building A:       354,250 sq ft.

• Building B:       220,315 sq ft.

• Building C:       718,200 sq ft.

The facilities will feature 36’ clear-height warehouse spaces, 275 truck dock positions, 8 drive-in doors and an ESFR fire protection sprinkler system. Additionally, parking lots with 703 spaces for cars and 449 spaces for trailers will be provided
