PERTH AMBOY – This resolution appeared on the 1/22/14 Caucus/Council Meeting. The resolution authorizes the tax collector to conduct 2014 Accelerated Tax Sales.

Business owner Virginia Lugo was not happy to see this item. She spoke before the Council to let the residents know how this would affect their property taxes. This resolution would cause additional fees charged to the taxpayers if they don’t pay their taxes on time.

“This should have been well advertised,” said Lugo.

Business Administrator Greg Fehrenbach said, “I’m not a fan of accelerated tax sales. The City loses interest on these sales, but this has been going on since 1994. Warning notices started going out in October. And they were mailed to about 2200 people. During the actual tax sale, the amount of people that it will affect goes down to about 400 people.”

Found on NJ.gov websites: If the property resides in town which has an Accelerated Tax Sale verses a Calendar Tax Sale he/she risks having a lien against his/her property obtained quicker.

An Accelerated Tax Sale can have ANY UNPAID TAXES sold to a lien investor at time of tax sale.

Calendar tax sales can only occur on properties with unpaid taxes from previous calendar year. So if sale is held in 2009 – only unpaid 2008 taxes are eligible for lien.

Resolution R-67-1/14 passed unanimously.
